Châteauguay veut faciliter la rénovation du Centre Régional

(English follows) Le conseil de Ville de Châteauguay veut assouplir son plan d’urbanisme et son règlement de zonage du secteur du Centre-Ville. Ceci dans le but de permettre aux propriétaires du Centre Régional d’aller de l’avant avec leur projet de rénovation. «Présentement, le règlement de zonage pour ce secteur (boulevard D’Anjou/Saint-Joseph) permet seulement la construction d’immeubles à deux étages, a indiqué le maire Pierre-Paul Routhier lors de la séance du conseil de Ville, le 22 janvier. Et pour le Groupe Quint (l’un des propriétaires du Centre Régional), ce n’est pas rentable de construire un centre commercial de deux étages ici », a-t-il expliqué. Le conseil a donc adopté un avis de motion pour assouplir le plan d’urbanisme et le règlement de zonage applicable à ce secteur. S’il n’y a pas d’opposition au projet, qui fera l’objet d’une consultation publique, les modifications seront adoptées à la prochaine séance du conseil, en février. Et les propriétaires du Centre Régional auraient ainsi le feu vert pour amorcer leur projet de redéveloppement vers le mois de mars, a évoqué le maire. Ce «redéveloppement», tel que présenté par le groupe Quint en avril 2017, comprend la rénovation de la façade avant du centre commercial, ainsi que l’ajout de trois petits édifices commerciaux détachés dans le stationnement.

Chateauguay wants to facilitate Regional Shopping Centre renovation

Chateauguay City Council wants to soften its urbanism plan and its zoning bylaw in the Downtown sector. This is with the goal of enabling the owners of the Regional Shopping Centre to go ahead with their renovation project. ’Currently, the zoning bylaw for this sector (D’Anjou-Saint-Joseph Blvds.) only permits the construction of two-storey buildings,’’ indicated Mayor Pierre-Paul Routhier at the January 22 City Council meeting. ‘’And for the Groupe Quint (one of the owners of the Shopping Centre), it is not profitable to build a two-storey commercial centre here,’’ he explained. The council thus adopted a notice of motion to soften the urbanism plan and the zoning bylaw in this sector. If there is no opposition to the project, which will be the object of a public consultation, the modifications will be adopted at the next council session in February. And the owners of the Regional Centre would have the green light for beginning their redevelopment project in the month of March, the Mayor evoked. This ‘’redevelopment’’, such as presented by the Groupe Quint in April of 2017, includes the renovation of the facade in front of the commercial centre, as well as the addition of three small detached commercial outlets in the parking lot.
