A new property assessment roll in effect

The City of Châteauguay’s new Property Assessment Roll came into effect in November. The City told the Soleil de Châteauguay that it will be explained in detail in January, at the same time as the municipality’s budget is presented.

Citizens who want to take a look at the new triennial roll (2022, 2023 and 2024) for their property can do so via the City’s Website.
The last roll, which was adopted in 2020, generated a lot of reactions because of significant discrepancies with increases and decreases to the value of buildings as compared to the previous roll. A 4-year period separated the two exercises, although the usual duration is three years.
Questioned as to whether home owners should fear a scenario like that of 2020, the City responded that the values listed reflect market conditions as of July 1st 2020.
“We can therefore anticipate an increase to buildings’ values, but less of an increase than if the roll reflected today’s market,” was specified in an email.
Servitech was mandated with establishing the role under a six-year contract which was adopted in November of 2020 at a cost of $4M.
Budget will be adopted in January
Châteauguay’s City Council postponed the adoption of the 2022 budget until January 2022, as required by law in a municipal election year.
Under normal circumstances, cities must prepare and adopt the municipality’s budget for the following year between the November 15th and December 31st. As general elections at the municipal level were held in November, the Cities and Towns Act allows an extension until January 31st.
